We went to Dennis Dunford of Barfoots because he had put flyers in the letterbox many times over the years. He knew just what to do to sell our family home of 58 years. He looked at the property, liked it, checked with Auckland City Council and confirmed that it was zoned 6a Residential for possible multiple housing, and knew just what do to.
Dennis said it would take 3 weeks to sell, and would probably get above CV. We were somewhat apprehensive about the 3 weeks, but he knew what he was talking about. He waited until the best time to start the process, then put a good display in the Property Press and on their website, showed the Barfoot agents through, and went through the steps he knew worked up to Auction day.
On Auction day we couldn’t believe what happened. He and his colleagues had lined up 7 people interested in bidding. Enough that we could even stand down the 2 who wanted longer settlements. The bidding was amazing. Dennis was on he phone to Australia bidding for a client, and the bids came thick and fast. The property sold for $111,000 over CV, which in this climate we considered a very good result.
We found Dennis great to deal with. Always courteous and friendly, never negative.
So many agents start off by trying to beat you down before you have even started to think about a price, telling you all the things wrong with the property. This is very depressing to deal with. Dennis was always positive. He was confident it would sell in the 3 week process, and we felt we could leave it to him. He arranged good photos, checked with us about the script and layout, and we felt totally confident in his ability and desire to get a good outcome for us, the vendors.
We would certainly go to Dennis again. And we now have confidence in
Barfoot & Thompson’s auction system. It worked for us.

We write with reference to our recent house sale and thought that it would be interesting for you to get some feedback from a customer view point of the realty market and comparison between two companies and two agents during our listing.
We decided to sell our house after many years of renovating with special care and paid attention to detail to ensure a high grade finish at our house 7 Mahoe Ave , Remuera.
We assumed (first lesson) that the realty companies would know their business, the market, the buyers opinions, the pluses and the negatives of our property. We invited three companies to discuss the possibility of the listing; these were Unlimited Potential, Barfoot and Thompson, and Bayleys. During this review process we were hounded by a certain double act from UP, they were very persistent and very confident of their ability to sell our house and get the best possible price, they moved and communicated at a fast pace and in the end back tracked on comments they made (second lesson). In reflection our fist meeting with Dennis Dunford one of your company’s team members was a completely different experience, his listening skills to us as the client, his attention to detail and his track record pedigree should have been enough for us to sign the listing there and then with him. We unfortunately did not at that time back in August, and instead ran with the double act at UP. We handed over marketing costs, auctioneer costs, photographer costs, board costs etc and entrusted the sale to UP.
Well after the first weekend of viewing the feedback from UP was that the market would pay only 1.1M for our house, this was 400K short of their pitch to get the listing, obviously we were somewhat at odds from what they were saying now, and to what they said to get the listing “expect $1.4M to $1.6M” lesson three. As the three weekends for open home came and went with around 90 people through our house, we constantly got the communication from the UP double act of the negatives of our house being the frontage garage, the steps up to the property, the bedrooms downstairs, and the lack of out door flow. These were all there when the estate agents viewed to get the listing and it seems to us that the estate agents compete and say just about anything to get a listing (lesson four). All the positives of the property were being lost in the communication, and what we have seen in the market, our quality and attention to detail in the fittings throughout the house was clearly in our benefit and being overlooked by the UP representatives.
We went to auction on the 22nd September and got one bid of $1,175,000 after being told that there were four buyers going to bid on the property, this never materialized and we found out later that some of the buyers were not even ready from a financial point to make an offer, we would have thought our UP agent would have clarified this much sooner and should have advised to cancel the auction (lesson five).
The sale did not go through and our communication and relationship with UP was strained. We waited until the listing time limit expired and did not hesitate in contacting our original choice of agent, Barfoot & Thompson; Dennis Dunford.
Dennis handled the situation perfectly, he listened to our needs, he advised true market values, he provided a clear plan of action, and his professional manner and behaviour was if I say typical Remuera. Always get some one who knows the life style in the area to sell your property (lesson six).
Dennis persuaded us to invest again in a marketing campaign, but he would refund any money not used. This was a welcome change and his style was endearing.
Our property sold at $1,232,500 after one weekend of viewing, Dennis was diligent and caring in the process and during the negotiations we felt he acted for us the vendor. We would highly recommend him to any future vendors. It goes without saying that he has restored some credibility to the realty market through our eyes, following our experience with UP.
Final lesson, when he need to buy or sell a house use the best and Barfoot and Thompson are the benchmark for others to reach. You can be proud of your employee Dennis Dunford; he represents your company extremely well.

Over the years we have sold several residential properties, but until now I have never felt compelled to write a testimonial.

We have only known Dennis Dunford for a short period of time, but what a lasting impression he has left with us. To be honest we had heard, or at least seen his name through the many letter box drops he has done in our area promoting the properties he was marketing.
We contacted Dennis for a marketing appraisal on our home as we had purchased elsewhere and wanted this property sold. We had seen Dennis market some very nice properties with big price tags and thought he might no be that excited about our mid $300k home But he was! He arrived promptly one Tuesday evening and spoke to us like we were good friends. He was very professional and answered all our questions without hesitation and with excellent responses. We thought this was too good to be true so we shopped around and asked another real estate agent to present a proposal to us. Dennis left them in the dust.

Dennis Dunford has done it again.
We first meet Dennis in 2006, after receiving regular flyers in the mail and he sold our house within two weeks with two offers to choose from.
This month with a softening of the market looming, we again chose Dennis to be our salesperson and sell our recently renovated home. Our decision to sell our property through you was based on our impression of you at our first meeting. We were looking for someone who would be working for us, not the buyers and who had an open and honest approach to selling. In recent weeks, Dennis acted for us, and successfully sold our house. We carefully evaluated competing proposals from a number of agents before selecting Dennis, who gave us confidence that he would sell our house quickly, and at the best price. He was the only real estate agent who did not propose selling by auction, telling us instead that he would get as good a price much more quickly than if we went to auction. I should add that other agents made special offers of fee reductions and the like, but Dennis again stood out by refusing to lower his stated fees, giving us an early impression of his top notch negotiating skills!
Our confidence was not misplaced. By the end of the first weekend we had three offers, two of which were at the top of our price expectations. We accepted one of the offers and the sale went unconditional within a week of our property going on the market.
It should be noted that we sold at the peak of a vendors’ market, in which demand for quality homes outstripped supply. Nevertheless, we still consider Dennis’s performance to be outstanding. It was clear that the prospective buyers put in their best offers from the outset, and what had been a somewhat daunting task in the end became very easy for us. Thanks largely to Dennis’s energy, enthusiasm and professionalism. Further evidence of this is that the sale price set a new record for our street.
