"I am writing to record my gratitude and thanks for the sale of the above property at auction. An excellent result was achieved given the present somewhat depressed status of the property market and the accompanying financial uncertainties.
This result benefited from an overseas purchaser capitalising on the low NZ dollar, however (i) you had to provide panoramic photographs and local information to that person over the final week-end before sale, and (ii) that person was in competition to the end of the auction with another party. Eleven parties attended to bid at the auction, while there were further conditional buyers if the property did not sell at auction on the day.
These factors together speak to your having done an excellent job. Certainly that was my impression throughout the process. Your advice to me as a seller was sound, while your on-going provision of verbal and written market reports was very useful and kept me in touch with what was happening. "Craig and I chose you to sell our home as we had originally purchased the home through you as our real estate agent. You had also sold a previous property for me and I had worked with you in a professional capacity during my time as a conveyancing solicitor working for an inner city legal firm. In all my dealings with you I found you to be extremely professional and very honest and knowledgeable in the selling and buying of property, particularly in the St Heliers/Kohimarama/Mission Bay area.
The sale of our home was not a straight forward exercise as we reside in Australia. Added to this, was the fact that the property was rented and had tenants residing in it. We were particularly mindful of ensuring that the tenants remained happy and cooperative with the sale process. We appreciated your continued efforts to keep the tenants informed and work with them to ensure that they assisted with keeping the property in good order for marketing and allow us access on occasions to tidy up the property for marketing. While the tenants proved to be somewhat difficult and, at times uncooperative, you massaged the situation and ensured that all parties were kept happy. Many agents would have lost patience! Added to the situation was the fact that both Craig's father and my father are real estate agents (although not selling in the St Heliers area). Both of our parents were in contact with you during the sale as my father is a trustee of our family trust which owned the property and Craig's father managed the upgrade of the property for selling. Both of our parents were impressed with your professionalism and marketing of the home and praised your working style. As you know - this does not come lightly from real estate agents in the same field!
Probably the most helpful and important aspect of the process for us was being kept informed. As homeowners residing overseas we were always mindful of the days and times you were holding open homes on the property. In this respect you were exceptional at keeping us informed. After each and every open home you sent a quick email to us giving us a brief rundown of who had attended and whether there appeared to be any promising buyers. You also provided a more complete written summary of the weekly marketing program throughout the time that the property was being marketed for auction.
After six weeks on the market you achieved a cash unconditional sale for us at a price that we were very happy with. You continued to work for us as vendors in the sale process. While the initial offer was at a price that we would have accepted, we felt confident that you would not disclose this to the purchasers and we requested that you try to get them to increase the price slightly. Of course, you were successful and the agreement was signed within hours of our receiving your initial call advising us that you had an offer on our home.
We cannot thank you enough for your assistance. We are elated with the outcome.
