Onehunga building from 1890s

A heritage-listed, two-level, wooden building, dating from the 1890s, is for sale at 171-173 Onehunga Mall where the 284sq m commercial building occupies a 354sq m site.

The property, which has a single freehold title, is for sale through a tender process scheduled to run through until February 21.

It is being marketed by Barfoot and Thompson commercial/industrial agents James Marshall and Nick Wilson, who expect much interest, due to the property’s attractive location and useful Town Centre-Focus zoning.

Marshall says the property is leased to a longstanding tenant, now on a periodic tenancy, providing annual gross rent of $38,352 plus GST.

The 2017 rating valuation was set at $1,120,000 and the operating expenses are an estimated $10,376 per annum.

“There are two street frontages and access points, plus a height limit of 27 metres.” says Marshall.

“This property forms part of the established Onehunga commercial centre, an area of mainly older two-storey premises, which are inter-mingled with some more recent buildings.

“A lot of these buildings — which date from the 1920s and 1930s — provide ground floor retailing and upper front offices plus living accommodation.”

Wilson says the property — on the eastern side of Onehunga Mall, about 30m from the Church St-Onehunga Mall roundabout — is just a short walk (about 200m) from the train station.

“The Town Centre-Focus zone provides for a wide range of activities, including commercial, leisure, residential, tourist, cultural and community and civic services.

“This encourages an excellent focus for commercial activities and future growth,” says Wilson.
