Big changes ahead for Pakuranga

Situated around 20 minutes' drive from the CBD, Pakuranga is an established eastern suburb with many quality schools and natural attractions.

Notable schools such as private St Kentigern's College, Sunnyhills School, and Pakuranga College are in the area - a major drawcard for families. Lloyd Elsmore Park, pool and leisure centre offers everything for the sports-oriented, from tennis courts, horse riding, a rugby club, croquet, badminton and bowls, and the Pakuranga Rotary Walkway provides a fabulous way to get fit while taking in the waterfront sights. Transport options are aplenty, and residents can enjoy easy access to the ferry via the nearby Half Moon Bay Marina.

With so many desirable amenities in one place, it's no wonder that Pakuranga is headed for some serious upwards movement. "The area is seeing a lot of growth, especially with the redevelopment of Pakuranga Plaza and numerous apartment buildings going up," says Pakuranga Property Manager Jane Auret. New housing, community facilities and improved retail developments are part of the proposed plans for Pakuranga Plaza.

Understanding yield

Yield is an income return on investment.

To generate the gross rental yield, calculate the gross annual income of the property and divide it by the purchase price.

When generating net yield, you'll need to take other expenses such as mortgage and rates into consideration.
