#8 Individual Salesperson, Northland Region, 6 months ending September 2019
While your home may be your greatest financial asset, it may also be a huge emotional anchor for you and your loved ones. With over seven years of real estate experience and a wealth of personal experience in the property market, I understand the emotional turbulence - the excitement, frustration, disappointment and elation we all go through when buying or selling property.
That's why I place utmost importance on building solid, professional relationships with all my clients and customers, using my interpersonal skills to gauge the level of service each individual requires, from a casual enquirer gauging the current market, to the client requiring 100% commitment, loyalty and service.
I'm proud of my community and I take great pleasure in introducing newcomers to the area by passing on knowledge of the local services and amenities. I'm loving the current trend of young families fusing into our somewhat parochial and classical small-town environment, creating a rather eclectic and thriving society.
It's all about Synergy.......
I believe in providing my clients and customers with the best possible service, by offering a combination of commitment with optimum communication and dedication, to achieve efficient and effective results!
Synergy (noun) The combined power of a group of things when they are working together, that is greater than the total power achieved by each working separately.
We want to say a huge thank you to our listing salesperson, Kate Arbuckle. She started working with us in February of this year when we were considering putting the house on the market. We chose Kate as anyone who takes the time and effort to put a flyer in our rural letterbox was worthy of consideration.
We met with Kate who worked with us through the uncertainty of Covid 19, no-one could predict what was going to happen throughout and how the market would be affected. Kate was always patient, transparent, knowledgeable of the local market and offered good advice of other areas we were interested in relocating to.
Initially we had been looking at Nelson/Blenheim. We were impressed, at one of our meetings, Kate had sourced and presented to us the local Property Press of the area along with sales data. She did go the extra mile!
With a multi-offer taking place and the sales process moving away from Kate, it was now out of her hands. She still remained in contact not from a sales perspective but genuinely taking an interest in how we were getting on with our search for another property, well-being and anything else she could help us with.
Kate, the ultimate professional, a real credit to the company she represents.
Word-of-mouth is a powerful thing and we would have no hesitation in recommending Kate to anyone looking at listing their property for sale.Lillian Thomas
My wife and I have been extremely pleased with the positivity, enthusiasm and energy displayed by Kate Arbuckle and Sandy Allen via Barfoot & Thompson. A rapid sale, a very pleasing price and a structured and helpful selling guide after appraisal, contributed to a stress-free sale. Thank you very much team.Peter and Helen Glover
Thanks for your work selling the property. I like your calm sensible manner. I think you are honest and fair to both parties and you reach a deal without stress or pressure. Your research and market assessment skills are excellent. I would be confident to recommend you to other sellers and buyers.
"Just wanted say a huge thanks for managing our house sale. We listed our house for sale with Kate and Sandy, with a very speedy deadline. Not only did they deliver within our timeframe, but they were absolutely fantastic to deal with. The communication throughout the whole process was top notch. They were proactive with following up with potential buyers, and were able to guide our eventual buyer through a complicated process, due to their circumstances. They also showed some grit when necessary, and were always confident of the outcome. We have no problem recommending Kate and Sandy to any future seller. We would definitely use them again in the future. We are so happy we trusted our gut, and listed with you.
Have a successful summer, and if we are ever back this way, we will look you up.
All the best
"....As we had not sold or purchased property for the past 40 odd years it was very much a learning curve for Owen and myself. I found the process a lot easier because of your expert advice and keeping us informed every step of the way.
I found throughout the entire process that I could always phone you with any little concern (and I often did !) and you would always either reassure us or find out the info we asked for.
We could not have asked for a nicer or more obliging agent and really appreciate the service you provided us. I would always recommend you to anyone wanting to move to the area.
Thank you very much for all your help right the way through our purchasing journey! You've been amazing - I'm pleased we've finally got there!Kylie
We recently purchased a house in Mangawhai Heads through Kate Arbuckle, and found it to be a very straight forward and hassle-free experience. We found Kate to be very professional, knowledgeable, genuine, friendly, approachable and a delight to deal with. Being new to Mangawhai, Kate was also able to provide us with a range of local knowledge that has helped us to settle in. We would not hesitate to recommend Kate to anyone who is looking for real estate in the area.Geoff and Pauline, Jan 2019
Before putting our home at Mangawhai Heads on the market, we invited selected salespeople from five local real estate companies to inspect our property individually and to prepare market appraisals for us. We had little idea what our home might be worth or which mode of sale might be most successful, because we had carried out extensive refurbishment and redecoration since buying it 5 ? years earlier at a modest price.
To sell our home, we chose Kate Arbuckle, from Barfoot & Thompson, who stood out from the others with her calm, confident manner and her total professionalism and we knew that her company had systems in place to reach a wide number of buyers effectively. Very importantly, we knew that we needed to select a salesperson we could work with, as we required to be involved and consulted at each stage of the sales process - more so perhaps than the average vendor.
Kate's appraisal of the probable selling range of our property was meticulously researched and backed up with genuine and credible comparisons. The selling range Kate predicted was the middle one that the five companies prepared. Kate advised that we sell by auction, even though auction sales are uncommon in our area, as our property had some sought-after features, including a good sea view that might contribute well to achieving the best possible result for us in a competitive auction environment.
Throughout our one month auction campaign, Kate maintained the highest standards of promotion we could have imagined, involving us as vendors, exactly as we required - never failing to consult at every stage and maintaining her pleasant, efficient demeanour and can-do attitude, whatever was asked of her.
Kate had buyers on her database who she believed would like our property, from the very outset of the campaign and she made sure to bring them through immediately. Almost 40 parties viewed the home in total. Most impressive of all was Kate's unrelenting liaison with all interested parties. I have never seen such comprehensive and professional work from any real estate agent - that had Kate working late frequently to contact interested parties, assisting them in every possible way to achieve and maintain strong interest in the property.
The final result of her efforts was a spectacular auction, attended by three unconditional buyers, two of whom bid fiercely through 27 bids, with three conditional buyers waiting hopefully in the wings. An excellent auction result was achieved for us, just beyond the upper figure in Kate's initial market appraisal of our property and vastly closer than any other company's appraisal had been. Kate's first buyers, sourced from her database, bought our property.
Not only did Kate manage the sale of our home outstandingly well; she also ensured the process was as enjoyable and as stress-free as it could possibly be for us as vendors. Consequently, we would not have the slightest hesitation in highly recommending Kate Arbuckle as real estate sales person par excellence to sell residential property.
I cannot thank you enough for all that you've done for me. As an agent you have the gift for being an agent - your honesty and integrity is well above expectations. I have and will continue to recommend your services. Barfoot's have an asset in you. Thank you again.Joy Aulsford
I'm writing to you to express my appreciation of how Kate Arbuckle (B&T Mangawhai) dealt with my transaction.
I met Kate through my regular agent Melody Lowe (Greenlane/Auckland). Melody had arranged for me to view a property in Mangawhai. Without my explaining anything more, Kate had fully understood what I was looking for and had brought another property that suited my purpose better than the one I had come to view. Now this may sound like that's what every agent should do, I've met only a handful in my the Auckland property market in last 25 years!
Although Kate's professionalism, dedication & reliability shone through everything she did for me, what impressed me most was her humility and willingness to listen and to go the extra mile in ensuring that all my requirements were met. Right from the time I've been dealing with Kate to the conclusion of my transaction, I felt that I was in right hands and that I had access to right advice in relation to the region I am investing in.
Please do convey my appreciation and gratitude to Kate (and her team who assists her, if there is one). Rest assured that I will be connecting with her again next time I'm back in the property market! She is now my preferred agent in Mangawhai. If she ever decides to move from B&T, please ask to update me on her new contact details.
