I arrived in New Zealand in 1979 and was educated at Mt Roskill Grammar School. My career started as a sole proprietor in business, prior to joining the real estate industry. I am proudly fluent in five different languages and can communicate easily with almost anyone.
I began my career in real estate in 1990 and successfully sold retail, business and commercial properties over a period of seven years. I joined the Barfoot & Thompson Residential Sales Team in 1997 and now have 22 years of experience.
A consistent top performer, I have special interest in Sandringham, Waterview and Mt Albert and I also cover wide areas from the suburb of New Lynn to Orakei, where I lived for some time. I now call Epsom home.
Focusing on effective marketing plans I consistently achieve impressive results for my clients. My marketing proposals reach a range of potential purchasers using affordable advertising and identifying and targeting appropriate potential buyer groups.
Previous clients returning and recommendations to friends and family, has seen my business grow. It is encouraging to know that these people are happy to make such recommendations based on the service they have received and enjoyed.
I look forward to working with you in the successful marketing and sale of your property. You can count on my total commitment to achieving the best possible overall result from this market, without losing sight of your own specific requirements.
This letter is in relation to the sale of Laurel Street, Mt Albert, Auckland on the 31st of May 2018. I want to sincerely thank the hard work by Ricky Yap and his associate Alice.
I had a very difficult time selling the house and I went through two agents. I started selling it in January 2018 with Harcourts who had the property for three months but were Unsuccessful. I also went through a lesser known crowd by the name of Property Ventures who had the property for two months before Ricky, but were also unsuccessful.
Both promised so much but delivered very little. Their communication with me and keeping me informed with everything was very poor and a lot of things they said they would do, Never eventuated, e.g. Keeping me updated with potential buyers at Open Homes.
When I gave the property to Ricky to sell, he was very upfront with everything. Things like when he explained to me that although I did not have consent for the room downstairs I could achieve a Safe and Sanitary report from the Council to show that it was at least liveable.
Also, the little things that I needed to do around the house to get it up to a good standard. If the other two agents had informed me of these things it would have saved a lot of time and money. How they didn't know that I could get a Safe and Sanitary certificate from the Council for the unconsented room downstairs is beyond me! That should be 101stuff?
So as a result of getting all these things together and Ricky's total dedication to getting it sold, he, along with Alice, managed to sell the house within only a couple of weeks of having control of it.
Again I want to thank Ricky and Alice so much for their dedication in getting it sold. If it wasn't for them the house would probably be still on the market.
As I have explained to Ricky I have other properties and it will be Ricky who I will be calling when I decide to sell another.
We were impressed and grateful for Ricky's personal service. From the outset, Ricky kept us informed of the requirements for putting our house on the market, timing etc. He listened to our suggestions and was realistic with regard to expectations. Time was no problem - queries were explained carefully and investigated further when necessary. His focus was on peace of mind and satisfaction for the client.
We would have no hesitation in recommending Ricky to any of our friends and family
