There are no traffic jams along the extra mile!
My passion for property, people, and sales and marketing and living locally, led me to join the Barfoot & Thompson Coatesville office. I specialise in rural and residential homes in Auckland's north-west, with a particular interest in equestrian lifestyle properties.
A Diploma in Business Studies (Marketing) and a NZ Certificate in Direct Marketing lead to senior management experience with some of New Zealand's best-known companies.
Living on a lifestyle block bordering Coatesville and Riverhead gives me a great working knowledge of the area and its people. I know what brings people out here to live and what makes them stay! I also have a keen interest in all things equestrian having my own horse (and donkey) at home.
Real estate as well as my previous role as a property renovator and trader has given me a great sense of empathy, honed my people and negotiating skills and the tenacity to build great relationships with clients. When it comes to adding value to properties, renovating has fine-tuned my eye for detail.
I believe a marketing campaign that is professionally prepared, presenting your home in the best possible light, creates the greatest impact amongst Barfoot & Thompson's extensive network, and your target market!
I'll be open and honest with you - and tell it like it really is!

Tracy Smytheman from Barfoot & Thompson was an absolute delight to deal with. We enjoyed the buying experience with her so much we decided to also give her our listing and she proved to be a great choice. She is professional, friendly, relentless in terms of driving for an outcome, ensures she is completely knowledgeable about the property and area which as a buyer gives confidence. I would 100% use her to sell my property again.Tracey & Ian
I have used Tracy to market one of my properties. Her communication with me as the vendor, and all prospective buyers was outstanding. Professional, thinks 'out of the box', tenacious, and most important of all - straight-up and trustworthy. Oh, and we got a sale price well above what we thought was possible!!Brett
Tracy made the whole marketing process so easy, we didn't have to worry about a thing! We ended up getting the price we were hoping for and the transaction went through smoothly without a hitch. In fact, it was sold in the first weekend of open homes (and with a backup offer too)!
Tracy is always professional and presented immaculately. She has a good way with people, which really helps to draw in potential buyers. She knows the property market and what to look for in a home, whether it be a rental, trade or personal home.
After our renovation was almost complete we called Tracy in to inspect the house prior to putting it on the market. She was able to look through the house and point out anything potential buyers may notice or things we should change/update. She has a wealth of knowledge in this area having renovated many houses herself.
We would highly recommend Tracy to anyone looking to buy or sell.
Thank you Tracy! Craig and I have both been very impressed by your warm professionalism throughout this process.Craig & Tracey
Tracy marketed our house year and was thoroughly professional throughout the whole process. She was full of helpful suggestions, always kept us informed of what was happening and helped us achieve a sale above our expectations. We felt Tracy had a great handle on the Auckland market and house prices.Jeff & Cuiqin
Tracy is the consummate professional. Whenever she has worked for us or our clients, she would get the job done and perform beyond expectation. Her knowledge and expertise were exemplary, and she has a unique blend of integrated experience/skills which equipped her for any challenge.
Tracy has always been well liked and respected by both her colleagues and clients - we always knew she would never let the side down. She is smart, hardworking, reliable and calm under pressure. She knows her stuff!
