Big Wiri industrial has small footprint

A big industrial property in Wiri, with a Heavy Industrial zoning permitting a wide range of industrial occupiers, and a low building footprint allowing for significant expansion or redevelopment, is now on the market.

"This property is ideal for owner occupiers seeking future expansion capability or a larger yard area," says Bill Carlson of Barfoot & Thompson Commercial who is jointly marketing 67 Dalgety Drive with Claus Brewer and Paul Steele of CBRE. They are selling the property by deadline private treaty, closing at 4pm on Thursday March 16.

"This industrial property, which will become available with vacant possession on April 1, will also appeal to developers and add-value investors" Carlson says.

The site

Brewer says the large 10,699sq m of freehold land is essentially level with a 75m frontage onto Dalgety Drive. "It is a drive-around site that is fully fenced and with two street entrances," he says. "The rear excess yard area is about 3200sq m."

The total building footprint of 3238sq m with an additional 460sq m of mezzanine areas encompasses a 2935sq m warehouse equipped with fire sprinklers. The warehouse has one central row of columns and 5.1m eaves rising to 5.7m at the apex; along with 303sq m of ground level offices.

Brewer says the building was constructed in 1987 and RLA Polymers Ltd have leased the property for the last 18 years.

Location

"It has good access to the junction of the State Highway 1 motorway and the interchange on SH20 which immediately flows onto SH1 both north and south.

"The Cavendish Drive interchange on SH20 is around 3.2km away and provides a convenient alternate access toward the city. Auckland Airport is only 10km away."

Steele says the low site coverage and pending vacant possession provides an excellent opportunity for an owner-occupier, investor or developer to reposition the property for the future.

"For an occupier with a large yard requirement, it’s suitable for immediate occupation with very few comparable options available in the wider Auckland market. However, while the property is highly functional in its current form, a repositioning and refurbishment exercise in the future would extract its maximum value."

"For an investor or developer 67 Dalgety Drive presents a great opportunity to secure a good property in a growth location. Bulk and location plans are available showing that a total building area of 5500sq is possible on the site."

Zoning

Steel says Wiri is a fast-growing industrial suburb and the Heavy Industrial zoning is under the now operating Unitary Plan.

"This zone permit activities that are potentially offensive or noxious or have other adverse environmental effects that make them incompatible with more sensitive uses."
