Funky office suits America's Cup era

Following Emirates Team New Zealand’s America’s Cup decisive victory, boutique designers, engineering and creative companies are likely to flourish on Auckland’s city fringe.

So say Barfoot and Thompson commercial sales brokers Shaydon Young and Reese Barragar, who predictably, "have just the property a small high-tech operator may need in this era".

"We feel centrally-located character spaces, like Unit 7/13 Coles Ave, provide the perfect environment where the high-end creative agencies can thrive and prosper," says Young.

He describes the property as, "a funky office space, a minute’s walk from Mount Eden Village.

"It would be perfect for a small technology, design or engineering company."

"But as it is for sale through a deadline private treaty process due to conclude on Tuesday July 4, prospective purchasers are going to have to move," adds Young.

The building was completed around 2009 as part of the Steelworks redevelopment and is within about 100m of Mount Eden Village.

Features

The 177sq m ground-floor unit is predominantly open plan with kitchen facilities and two bathrooms all adding to the contemporary character finish.

It has a freehold title and will come with vacant possession, plus two uncovered carparks.

As at July 2014, the council valuation was $840,000; rates are $5,701.88 per annum; and body corporate fees $4,116 pa, says Young.

"This unit has a contemporary character finish, heated polished concrete floors, exposed brick and steel beams and timber trusses. It is one of 18 making up the Steelworks development.

Mixed Zoning

"It sits in a Mixed Housing Suburban Zone, the most widespread residential zone in Auckland, covering some new development areas and many established suburbs.

"As one would expect, the body corporate owns the common property, while unit owners are entitled to the common property as tenants in common," he says.

"The general vibe of this neighbourhood is high-achieving, affluent and innovative; this unit really would be the perfect home for a small cutting-edge company in our city’s new America’s Cup era."
