June Auckland property sales up, prices down

Auckland residential property sales were at their highest for the first month of winter for 5 years in June while prices followed the normal pattern of edging lower.

“June’s sales produced a modest increase in sales and a modest decrease in sales prices,” said Peter Thompson, Managing Director of Barfoot & Thompson.

“Sales at 890 were solid for the month, and the highest for a  June in 5 years. In the past 8 years, only sales in 2021, when the market was heading for peak values, were sales numbers in the month of June higher.

“Both the median sales price, at $940,000, and the average price, at $1,107,945, fell by 4% on those for May, and were also down on those for June 2025.

“It points to the market being in a state where buyers are active and vendors understand that with high levels of stock available for sale, they need to be realistic about sale price.

“It led to June being the second highest month for sales activity this year.

“Property in the under $750,000 price range attracted a great deal of interest, and nearly a quarter of all our sales in June were in this price category.

“Top end property also sold well with 67 sales in the month being in excess of $2 million, the second highest number of $2 million plus sales in a month this calendar year. This year sales of homes in this price range are 5.3% higher than last year.

“New listings in the month at 1,458 were 3.8% higher than in June last year, leaving month end stock numbers at 6,037, lower than the average number for the past three months but 3.5% higher than at this time last year.

“Given rural returns, the mood in the rural and lifestyle markets to the north, south and west of Auckland is positive with there being more potential buyers than vendors. At present, current owners are content to hold on to their properties.

“Kiwifruit properties – existing operations or land suitable for conversion – are highly sought after while lifestyle blocks continue to sell well.”
