Election Hesitancy Affects Property Sales Numbers But Not Prices

Pre-election hesitancy led to soft sales numbers in the Auckland property market in October, but vendors remained convinced that prices have reached the bottom of the price cycle.

“Prices had a mini rally in October in spite of the level of property for sale being at its highest for nearly two decades,” said Peter Thompson, Managing Director of Barfoot & Thompson.

“The median price at $967,500 was up 2.9% on that for September and up 2.2% on the average median price for the past 3 months. It even bettered the median price in October last year by 1.8%.

“The median sales price has now exceeded its 2025 equivalent in 7 of 10 months this year, another small indication that prices may have hit their price floor.

“The same trend was there in the average price, which at $1,093,379 was up 1.7% on last month and 0.1% on the average for the previous 3 months. It too has exceeded its 2025 equivalent for 7 out of 10 months.

“These modest price gains were made in the face of sales for the month of 696, one of the lower number of sales in a month this year and down 9.4% on September’s sales numbers.

“Sales of homes in the $2 million price bracket sold well, remaining just above 5% of total sales.

“Sales of houses at under $750,000 accounted for nearly a quarter of all sales in the month.

“New and existing homes continued to reach the market in high volume, with new listings for the month being 1,845, 15.9% higher than the monthly average for the previous 3 months.

“At month’s end, we had 6,508 properties on our books, 4.9% higher than the previous month and 8% higher than 12 months ago.

“This is the highest number of properties we have had on our books at month’s end for 18 years.

“Buyers are currently presented with an exceptionally high level of choice across all price segments.

“Modest hesitancy also existed in the rural and lifestyle markets, with sales in these two markets in October being their lowest for a month this year with sales a little under $31 million.”
