In our latest housing market update, Peter Thompson reports that top-end buyers are returning to Auckland’s residential property market, driving November prices to their highest levels this year.
969 sales - up 4.2% on October and 2% above the three-month average
Median price: $995,000 | Average price: $1.182M
22% of all sales were under $750,000
November saw the largest monthly price increases of 2025, with a notable surge in the $2 - 3 million market - 71 homes sold, more than double October’s figure. Buyers’ confidence is returning, shifting sentiment away from a purely buyers’ market. New listings remained strong at 1,867, bringing total stock to 6,102. Rural and lifestyle sales also lifted to $49M, up 28% from October.
