In our latest housing market update, Peter Thompson reflects on a positive and busy year for Auckland property, marking the strongest trading year in four years.

Over 11,000 homes sold in 2025
Median price: $954,000 | Average price: $1.109M
Nearly 25% of all sales were under $750,000
More than 20,000 new properties were listed - the highest level in two decades - with many new-build townhouses, apartments and units coming to market. At the same time, more than 2,700 homes sold for under $750,000, driven largely by first-home buyers and investors.
December closed the year with stable momentum. Median prices lifted to $980,000 and average prices to $1.14M, while sales volumes remained consistent with the past two Decembers. The $2M+ market was also a highlight, recording its strongest December in four years. Rural and lifestyle sales across Auckland and Northland reached $668M for the year – the highest in three years.
