FINALIST - Property Manager of the Year REINZ 2015
WINNER - Medium Office Of the Year Property Management REINZ 2015
Tracey's reputation, expertise, systematized approach and her team's exceptional results have captured intense customer loyalty over the years. Her wealth of industry knowledge, passion and experience is a key reason her team manage one of Auckland's largest property portfolios within the Barfoot & Thompson network of Branches. After 15 years in the business Tracey is still looking for better ways to deliver exceptional service to her client base.
Exceptionally focused and results driven, Tracey and the team continue to exceed client expectations at every possible level, and focus on maximising a landlord's return on their investment portfolio, maintaining the property and providing excellent communication protocols.
This year under the guidance of Tracey, City Rentals won the REINZ award for medium size Property Management Office of the Year. The award is based on 3 criteria:
Arrears - City Rentals arrears of 0.86 percent are consistently the lowest in the Company of 65 Barfoot & Thompson Branches. This is unheard of in such a large portfolio.
Vacancy Rates - this is calculated by the number of days a property is vacant and then given a percentage by the number of properties in the portfolio. Our average is 5.6 percent which is also extremely low.
Growth - the growth aspect of the business is based on what percentage of growth the business has seen and with our Property Management team performing so well over all aspects of the business we have seen considerable growth year over year through repeat and referral business.
Tracey owns her own investment properties and understands the needs of Landlords who are looking for maximum returns and quality management.
Tracey Boyle of Barfoot & Thompson, has managed our Family Trust portfolio for 18 years with total integrity, initiative and respect for both the tenants needs and the landlords intentions. Tracey treats the Trust's portfolio as if it were her own portfolio and as such the trustees have complete faith in her work. She works tirelessly and with a lot of foresight.
One outstanding characteristic of Tracey is her ability to manage a portfolio is her uncanny way to attract the right tenant for each different property. This ensures long-term tenancy and minimal wear and tear on each property.
Combined with Barfoot & Thompson's long-term standing in the market and good systems, we believe we have the perfect property management team.Mark & Linda
As a Professional investor for over 20 years, I consider Property Management one of the most important and integral parts of my business operations. The difference between 'ok' and 'good' can be the difference between profit or loss, and sleeping soundly or sleepless nights.
Property Management services are radically diverse in terms of quality of service, experience, and professionalism. On a very rare occasion one stands out as holding themselves above 'good', they set the standard for 'great', the Best Practice standard for the industry.
I have experienced both ends of the service spectrum and having had the good fortune of being able to work with Tracey and her team and Barfoot & Thompson City Rentals, I now hold onto them like gold (because the difference is worth more than gold).
Tracey and her team are highly professional, and bring a degree of experience to the industry which I have not seen matched in over two decades. The difference, I believe starts with experience which cannot be faked or short-cut, coupled with strong leadership and a clear vision of being the benchmark for all others to follow.
They do not simply 'manage' the rentals incredibly well, but have a forward-thinking and pro-active approach to continuously improving the portfolio performance through review, suggestions and recommendations. This approach has resulted in positive and increased portfolio performance, something which is invaluable to any investor. The result for me is higher profits across multiple business measurements, and the security and confidence of knowing that this important branch of my team have my, and my tenants, best interests at heart and have control of the issues at every point.
As a rule I do not give references, but this is a rule I will break in this case because I have 100% confidence in my recommendation and testimonial when it comes to Tracey and her team.
I have known Tracey Boyle for over 12 years and she has looked after many of my properties during that time. Tracey took over the management of my properties after a disastrous experience with a previous property and did a fabulous job of resolving an inherited tenancy tribunal case. During the time she has looked after my properties I have never been out of pocket due to damage caused by tenants or loss of rent. I would highly recommend Tracey to any Landlord...she is one of the best in the business!.Grant Hoey
We live in England and own a residential property in Epsom, Auckland which comprises six purpose-built two bedroom units.
This property has been managed for us by Barfoot & Thompson for several decades, going back to the days when the normal method of communication was international airmail. As non-resident owners who are only able to get to Auckland every few years, we rely on our property managers not only to manage day to day matters, but also to monitor and maintain the building over the long term.
Throughout this time Barfoot & Thompson have been exemplary managers and excellent communicators, which in our situation is essential. When urgent maintenance has been necessary they have attended to it immediately, which even in these days of instant communication gives us complete peace of mind.
We unreservedly recommend Barfoot & Thompson as property managers.
