We'd already had the property on the market with a different real estate agent, the contract had expired with no successful sale. We approached Barfoot & Thompson and were referred to Regan, who looked through our paperwork and rapidly gave us an idea of how easily it would sell and what it would sell for, in his view. First impressions were that Regan was extremely approachable, professional and enthusiastic. It was very clear that he is an agent who knows his market.
Regan gave us several alternatives scenarios for listing the property. With different price points depending on how far we wanted the marketing to reach. He also explained in detail how much he thought we'd have to spend so there were no hidden charges. The photography that Regan arranged was absolutely outstanding and well worth the cost.
Marketing the property:
Regan did an amazing job of this. We were regularly updated with details of any interest in the property, and information packs that he'd sent out. We never had to worry about contacting him, he was extremely proactive and it was clear he was working very hard on our behalf. It was obvious from the feedback that he'd attracted interest in the property from a very wide geographical area. We received a very detailed weekly report with all the information about potential vendors and the steps they were taking to be in a position to be able to make an offer. We'd never had service like this before from a real estate agent. It was a breath of fresh air.
Initially, we were told that ideally there should be at least 4 weeks of marketing before the auction, but Regan managed to bring the auction forward by two weeks thanks to the high level of interest he'd achieved and a rather spectacular pre-auction offer. The detail in his information pack was such that he managed to secure offers from people who hadn't even seen the property. Regan also worked really well with potential buyers to explain how the auction process worked, and, by doing so, it was clear that the buyers were confident of putting in an offer at the auction.
In an ideal auction at least two parties will be enthusiastically bidding on your property - in our case there were four such bidders, we put this entirely down to Regan's hard work. As the property sold for over 25% more than our expected price, there is no doubt in our minds that the commission was money well spent. We've had some terrible experiences with real estate agents and were going into this sale with little confidence. After this process with Regan, we've entirely reversed our opinion.
