Paresh has wanted to sell our house for the last seven or so years! He has rung us twice a year and has regularly mailed us market updates along with calendars and other items with his name and details on them. (Beverly-Ann's favourite is a little round mirror that she uses for reapplying her lipstick.)
Finally, as we had planned for a number of years, Denis retired at the end of 2018 and we decided to sell and move to Hamilton to be closer to family.
Having never met Paresh in person, our first meeting with him was crucial because we wanted to see how experienced, competent and trustworthy he was. Paresh convinced us in these important aspects, especially when other people had said you must interview two or three agents and then choose who you think suits you. We felt that Paresh was honest, had our best interests at heart and was motivated to sell our house at a good price. Also, we were impressed when he told us that some years previously he had walked down our street and picked out a numbers of houses that he wished to sell in the future. One of those houses was our one. He saw potential in our property, mainly to do with the size and configuration of the land and the view we have of the golf course.
Paresh's experience immediately showed in two key pieces of advice he gave us after his initial inspection of our property. Firstly the clutter in our house and garage, built up over 34 years, had to go. Our house needed to be visually spare/pared back/empty as possible so people could see its potential. Secondly, we needed to move a fence that was across the middle of our property right to the back next to the golf course so that people could see the true size of the land. He said that regardless of what people were told they would go onto our decking, their eyes would stop at the fence and most would not realise that our back boundary went to the golf course.
We had never sold a house before and felt quite naive about the whole process. Paresh patiently talked us through the various steps of the process. We felt that he prepared us well for each part and gave weekly updates and an "overall picture" of how the marketing campaign was progressing. He would always say: "Do you have any questions? If you have any questions don't hesitate to ring me and ask me". During the "open home" phase and leading up to the auction he kept us informed of potential buyers. He would follow up the business cards left by his Barfoot & Thompson colleagues and visit and tell us about the various potential buyers.
We liked little things such as the way Paresh would shake our hands when he came or and when he left us. He set a high standard of professionalism. He came across as a no-nonsense, focused sort of person, who was working to get us the best price and we really appreciated that.
To be honest we would have liked him to be a touch more charming but, when it came down to it, he accurately predicted the type of buyer who would appreciate our property the most and we did get a very good price in a sinking market. 'Charm' can be overrated and overused within the real estate world. We feel we got great value and service both from Paresh and Barfoot & Thompson.
We would not hesitate to recommend Paresh as a principled, savvy and motivated real estate salesperson.
